In north Texas, a quality residential exterior paint job typically lasts anywhere between 8 to 15 years. The life of the paint job depends on the selected color and how much siding and trim is exposed to the hot Texas summer and heavy rains.
A quality exterior painting process includes the following steps:
- Power-wash entire exterior trim and siding to remove loose paint and dirt.
- Mask off all windows and any areas where the roof or brick meets the painting area.
- Replace all water damaged and weathered exterior trim and siding with pressure treated wood trim or Hardiplank. This applies to most exteriors except for architectural or historical finishes that require matching the existing material.
- Scrape and sand all loose and peeling paint.
- Apply premium exterior primer to all new and exposed wood.
- Complete exterior preparation work, which consists of filling all holes, cracks, seams and any openings that would allow moisture to penetrate under the finish and result in collapse and failure of a finish.
- Check the sealant and weatherproofing of all exterior windows and doors. Any openings between exterior window or door frames can result in a drastic drop in home energy efficiency. Ashcon recommends using exterior elastomeric caulking to fill all exterior doors and windows.
- Apply quality premium acrylic exterior paint to entire exterior trim, siding, gutters, garage doors, and all exterior doors.
- If the brick needs to be painted, first prime the brick using premium acrylic masonry exterior primer. Then apply a top coat using the same acrylic exterior paint.
- If the front door is painted, first sand the door, then prep and paint.
- If the front door has a natural wood stain finish, first sand the entire door. Then re-stain and apply a top coat of quality varnish. If the door has been refinished more than three times, strip the door to bare wood, stain, and apply a top coat of quality varnish.
- Finally, perform a quality inspection of all areas and perform any needed touchups.
- Remove all masking and dispose of all used materials. Thoroughly clean and vacuum all work areas.
